JOB TITLE: Building Manager/Managers for Input Housing
JOB DUTIES:
Following are some of the important tasks to be done by the building manager; these tasks may be subject to some variations:
BUILDING SECURITY:
Monitor building to ensure a safe and secure environment throughout the Property. This includes regular checking of all entrance doors to ensure they are locked at all times.
Mandatory door check on a nightly basis. Ensure parking lot is secure.
Ensure garbage and recycling containers are secure and in designated areas.
BUILDING MAINTENANCE:
Monitor the building systems performance and coordinate regular testing and maintenance as may be required.
Maintain a log book of all maintenance work as and list of approved subcontractors as provided by the Corporation. The log book must track regular maintenance items, such as furnace filter replacement as well as unexpected maintenance requirements.
Periodic monitoring of crawl space and attic for water leaks and other potential damage and other issues.
Develop and maintain a log indicating card/fob issuance and pass code provision.
Advise of any issues with operation of security system.
Perform building repairs and maintenance throughout the Building, including suites, such as changing light bulbs and replacing furnace filters.
Maintain (including repair if possible) all equipment (including without limitation, lawn mower, snowblower, vacuums, etc.) in good working order and properly stored.
COMMON AREAS:
Generally tidy and clean common areas of the Building.
On at least a weekly basis, cleaning/washing/vacuuming hallways, cleaning/washing/vacuuming floors of main kitchen area and social areas, keeping front entry clean.
Ensure mechanical room and electrical room are organized and tidy.
Ensure there are no unsafe hazards in the Building or on the Property.
YARD CARE:
Cut grass at least weekly, maintain yard and landscaping, including regular watering and weeding.
Maintenance of sprinkler system.
In winter, daily snow removal on the sidewalk on two sides of the Property as well as the walk up to the front and back doors, including the stairs.
Snow clearing of the parking lot area at the rear of the Building as reasonably required.
Spring and fall clean‐up, including proper fall sprinkler blow-out.
RESIDENT RELATIONS:
Provide support in the event of an unexpected event or an emergency.
Liaise with support workers and if necessary coordinate their access to the Property.
Engage with Residents, work to build relationships.
Encourage and coordinate community building with neighbours.
OTHER SERVICES:
Report to the Building Committee on an as-needed basis but no less frequently than quarterly.
Monitor and assist with any construction projects undertaken by the Corporation.
Such other services as related to, or ancillary to, the services listed herein as may be determined from time to time.
Attend meetings of the Corporation as and when requested by the Corporation.
REQUIREMENT:
The successful candidate(s) will demonstrate to the Corporation that they each have no criminal records, have no history of substance abuse and/or chemical dependency involving drugs, tobacco or alcohol and have no knowledge of having any communicable disease that could materially affect their ability to provide the Services. The Managers further agree to provide to the Corporation prior to the commencement date of this Agreement, and thereafter as may be requested by the Corporation, a clear vulnerable sector criminal record check.
MANAGEMENT FEES:
As compensation for the Services, the Managers shall be entitled to reside in Suite 112-5211 Mitchinson Way, Regina, Saskatchewan (the “Premises”) free of rent payments as full and complete compensation for the Services. The tenancy of the Premises is subject to the terms and conditions of a Residential Tenancy Agreement concurrently entered into between the Corporation and the Managers (the “Lease”).
